Refund & Cancellation Policy

1. General Policy: No-Refund After Commencement

JO Properties Ltd provides high-value intellectual property, proprietary frameworks, and direct strategic access. Once a participant has commenced the Strategic Property Mentorship — defined as gaining access to the programme, receiving the Strategic Mentorship materials, or attending the first live session — a no-refund policy applies. This is due to the immediate delivery of digital assets and proprietary intellectual property provided upon enrolment.

2. Conditional Money-Back Guarantee

We are committed to participant outcomes. We offer a Conditional Money-Back Guarantee to ensure our interests are aligned with your results. This is not a change-of-mind policy. It is a Performance-Based Guarantee for cases where the system demonstrably fails a participant who has fully implemented it.

Eligibility Criteria

To initiate a claim, the Mentee must submit an Evidence of Execution portfolio within 12 months of their cohort start date, demonstrating all of the following:

• Completed 100% of the sessions, including all live classes, video lessons, and assignments.
• Submitted all assignments and internal work required during the cohort.
• Documented evidence of at least 50 property viewings and 20 formal offers made using JO Properties criteria.
• Proof of attendance at a minimum of 80% of live strategy sessions.
• Evidence that the Mentee sought help through the designated support channels prior to submitting a claim.

3. Exclusions

The Money-Back Guarantee is void if any of the following apply:

• The Mentee decides the programme is not for them after accessing the materials.
• The Mentee experiences a change in personal financial circumstances.
• The Mentee fails to take the required strategic action or follow the frameworks provided.
• The Mentee fails to follow the guidance provided by the Mentor.

4. Consultation Booking & Rescheduling Policy

By booking a Strategic Property Session or a Personal Strategy Consultation, you agree to the following terms.

A. No-Refunds on Completed Sessions

Consultation fees are paid in exchange for Bisi David’s professional time, strategic expertise, and proprietary insights. Once a session has been conducted, the fee is non-refundable.

B. Rescheduling & Cancellations

• You may reschedule at no additional cost provided you give at least 24 hours’ written notice before the scheduled start time.
• Cancellations or rescheduling requests made with less than 24 hours’ notice will result in the forfeiture of 50% of the booking fee. The remaining 50% will be refunded to the original payment method within 5 to 10 business days.
• If you fail to attend your scheduled session without prior notice, the entire booking fee is forfeited. A new booking and payment will be required to secure a future slot.

C. Mentor Cancellation or Rescheduling

In the event that Bisi David needs to cancel or reschedule a booked session, you will be notified as soon as reasonably practicable and offered a replacement slot at no additional cost. If no suitable alternative can be agreed within 30 days, a full refund will be issued.

D. Punctuality & Late Arrivals

Your session is a fixed time slot. If you arrive late, your session will still end at the scheduled time. No extensions will be granted for late arrivals.

E. Preparation Requirement

To provide optimal outcomes, Bisi David requires all pre-consultation forms to be completed in full before the session. If a Mentee arrives unprepared, the Mentor reserves the right to end the session early. No refund will be issued for time lost due to lack of preparation.

5. Digital Products & Downloadable Materials

All sales of digital products are final and non-refundable. This includes but is not limited to: The UK Property Blueprint Guide, Deal Analyser Spreadsheets, Pre-recorded Masterclasses, and E-books.

• Once a purchase is completed and the download link or access portal is delivered, the product is considered consumed and the sale is closed.
• All materials are the sole intellectual property of JO Properties Ltd. By purchasing, you are granted a single-user licence for personal use only. Sharing, reselling, or distributing these materials is a breach of our Terms and Conditions and will result in immediate termination of access without refund.

6. Professional Disclaimer

JO Properties Ltd provides strategy and mentorship. As stated in our Terms of Service, we are not legal or financial advisers. Success in property is subject to market conditions and individual effort. We provide the framework and the direction. The walk belongs to you.
