4. REFUND & CANCELLATION POLICY
4.1 General Policy: No-Refund After Commencement. At JO Properties Ltd, we provide high-value intellectual property, proprietary frameworks, and direct strategic access. Once a participant has commenced the Strategic Property Mentorship (defined as gaining access to the program, receiving the “Strategic-Mentorship” materials, or attending the first live session), a No-Refund Policy applies. This is due to the immediate delivery of digital assets and the “Tested and Trusted” intellectual property provided upon enrollment.
4.2 Cancellation and Refund Policy (Pre-Commencement): Participants who wish to cancel their enrollment in the Strategic Property Mentorship prior to the official start date may request a partial refund. Approved refunds will be subject to the deduction of administrative and processing fees. To qualify for this partial refund, the cancellation request must be submitted before the program’s commencement, and the participant must not have accessed, downloaded, or been provided login credentials to any mentorship materials, portals, or digital assets.
4.3 Conditional Money-Back Guarantee: We are committed to your success. We offer a Conditional Money-Back Guarantee to ensure that our interests are aligned with your results. This guarantee is not a “change of mind” policy; it is a Performance-Based Guarantee. To qualify for a refund under this guarantee, the Mentee must explicitly demonstrate a Failure of the System despite Full Implementation.
4.4 Eligibility Criteria for Guarantee Claims: To initiate a claim, the Mentee must provide an “Evidence of Execution” portfolio within 12 months of enrollment, proving they have:
Completed 100% of the Sessions: Proof of attendance of all live classes, and completion for all video lessons and assignments.
Submitted All Assignments: Documentation of all internal work required during the cohort.
Proof of Market Action: Documented evidence of at least 50 property viewings and 20 formal offers made using the JO Properties criteria.
Attendance: Proof of attendance at a minimum of 80% of live strategy sessions.
Engagement: Evidence that the Mentee sought help through the designated support channels prior to the claim.
4.5 Exclusions: The Money-Back Guarantee is void if
The Mentee decides the program is “not for them” after accessing the materials.
The Mentee experiences a change in personal financial circumstances.
The Mentee fails to take the required “Strategic Action” or follow the frameworks provided.
The Mentee fails to follow the guidance and insights provided by the Mentor.
5. CONSULTATION BOOKING & RESCHEDULING POLICY
5.1 By booking a Strategic Property Session or a Personal Immigrant Strategy Consultation, you agree to the following terms:
A. No-Refunds on Completed Sessions
Consultation fees are paid in exchange for Bisi David’s professional time, strategic expertise, and “Tested and Trusted” insights. Once a session has been conducted, the fee is non-refundable.
B. Rescheduling & Cancellations
C. Punctuality & Late Arrivals
Your session is a fixed time slot. To maintain the schedule for all intentional professionals, if you arrive late, your session will still end at the scheduled time. No extensions will be granted for late arrivals.
D. Preparation Requirement
To provide standard and optimal outcomes, Bisi David requires you to be prepared. If a Mentee arrives at a session without filling all requested preliminary data from the pre-consultation form, the Mentor reserves the right to end the session early. No refund will be issued for time lost due to lack of preparation.
6. DIGITAL PRODUCTS & DOWNLOADABLE MATERIALS
6.1 Due to the nature of digital content, all sales of Digital Products—including but not limited to: The UK Property Blueprint Guide, Deal-Analyzer Spreadsheets, Pre-recorded Masterclasses, and E-books—are final and non-refundable.
6.2 Instant Access: Once a purchase is completed and the download link or access portal is delivered, the “product” is considered consumed.
6.3 Intellectual Property: All materials are the sole property of JO Properties Ltd. By purchasing, you are granted a single-user license for personal use. Sharing, reselling, or distributing these materials is a breach of our Terms and Conditions and will result in immediate termination of access without a refund.
7. PROFESSIONAL DISCLAIMER
7.1 Jo Properties Ltd provides strategy and mentorship. As stated in our Terms of Service, we are not legal or financial advisers. Success in property is subject to market conditions and individual effort. While we provide the compass, the Mentee is responsible for the walk.

8. CHANGES TO THE TERMS
8.1 We may update or amend these Terms & Conditions at any time without prior notice. Continued use of the website after changes constitutes acceptance of the updated terms.
